Welcome To The Gold Coast!
Not only does our area average more days
of sunshine a year than anywhere else in the continental US, but it also
has over seventy miles of beaches, three hundred miles of navigable waterways,
one hundred and seventy golf courses ranging from a simple par 3 to challenging
19-hole courses worthy of PGA pros, and two hundred and twenty-one square miles
of undeveloped Everglades wilderness. Those are just the area's natural
attributes. Also enjoyed here is a rich variety of cultural events, family
entertainment and sports activities.
Broward
County
Crisscrossed by miles of canals, Fort
Lauderdale has been called the "Venice of America". Downtown Ft. Lauderdale
houses the Broward Center for Performing Arts, Riverwalk - a promenade of
shops, cafes and art museums. The intercoastal Waterway flows into the ocean at
Port Everglades, the second largest cruise port in the world. Plan to spend
much time outdoors. Sun worshippers will find miles of unspoiled beaches.
Anglers will have a field day trolling for kingfish or marlin. The area boasts
more than five hundred public and private tennis courts. Baseball fans can
enjoy watching the 1997 World Series Champions, the Florida Marlins. Football
lovers cheer on the NFL Miami Dolphins, Basketball fans - the NBA Miami Heat,
and the National Hockey League's newest franchise, the Miami Panthers. There is
something for everyone here! South Florida is nothing less than a shopper's
paradise. Take in the European flair of Las Olasa or shop the two hundred and
seventy store famous Sawgrass Outlet Mall.
Palm Beach
While still many people consider Palm
Beach County a playground for the rich and famous, there is more to this
section of the Gold Coast. Inspired by Architect Addison Mizner, the flavor of
Spanish- Mediterranean design is predominately found. The city of Boca Raton
offers a diverse array of cultural offerings, world class shopping, clubs and
great sports. Palm Beach County alone has one hundred and fifteen golf courses.
After shopping the many out-of-the-ordinary boutiques, stroll the palm shaded
streets, rest among colorful gardens and fountains or take in a concert under
the stars.

Pricing >Making Intelligent Pricing Decisions
Pricing your home is one of the most important decisions you must make when selling your property. Some sellers want to price their home based on the return they would like on their initial investment, while others will base the price on what they need to buy their new home. Location, condition, and accessibility are three other variables that will affect the price of a property.
It is crucial to price your home correctly from the beginning, because it may not sell if it is overpriced. Don't make the mistake of thinking that you can reduce the price later. By this time you will have already lost many potential buyers. The motivation of the seller is a very important factor affecting the pricing decision. The higher the seller's motivation, the lower the price, and low motivation usually means a higher price.
The state of your local real estate market is one of the strongest determining factors when pricing your home. A professional real estate agent will be able to guide you through the pricing pitfalls with a written market analysis that includes the selling prices for similar homes in your area.
